Canmore Real Estate Market Update – November 2015

The Canmore Real Estate market was faced with a bit of a chicken-or-the-egg scenario this past month, is it simply the time of year or are slumping Oil prices and subsequent layoffs in the Oil patch slowing our market?  Sales volume is down 27% year over year and inventory is up 20%, but that needs to be tempered against two new Brokerages joining our local database, as their 20 Canmore listings have accounted for almost 10% of the statistical increase ininventory. So the net actual increase in the inventory is really only 10% year over year but far lower than the 406 active listing in Nov 2011, 378 in Nov 2010, 357 in Nov 2009, and 467 in Nov 2008.

Sales for certain properties and locations are still in high demand and buyers are looking in all ends of the market including family homes, lots, and townhome and apartments condos.  We are finding that buyers are more keenly aware of value and exhibiting patience in order to find the right property at the right price.
 

  

The local tourism industry is expecting a very strong winter looking at the present bookings and the early season snow is fantastic.  I have been out to the hill and it is always a fun time of year with all the skiers and snowboarders looking to the sky in the excitement of the new season and this latest large dump of snow helps raise the excitement even more!
